What's the average price for epoxy flooring?

Does a decorative finish cost more than a solid color?
Yes, generally. Flake blends add some cost over a solid color, and metallic finishes cost more than either due to the specialty pigments and installer skill involved.
Is polyaspartic more expensive than epoxy?
Usually, yes, per square foot — the faster cure and added UV/abrasion resistance come at a premium.
Durability
How long does epoxy flooring last?

What are the disadvantages of epoxy flooring?
Standard epoxy can be slippery when wet without added texture, is vulnerable to hot tire pickup, and can amber with prolonged UV exposure. These can all be addressed with the right additives or by choosing polyaspartic instead.
Is epoxy flooring waterproof?
A cured epoxy topcoat is highly water-resistant on the surface, but it is not a substitute for proper waterproofing of the slab or structure underneath — moisture can still move through concrete from below.
Installation
How long does installation take?
Most residential projects take a couple of days from prep through final coat. Commercial projects vary with size and whether the space is staged in sections.
How long until I can use the space again?
Light use is often possible within a day or two; full traffic (especially vehicles) takes longer for standard epoxy than for polyaspartic. We confirm exact timing before work begins.
Do I need to remove everything from the space first?
Yes, the area being coated needs to be cleared so the entire surface can be prepped and coated without obstruction.

Can cracked concrete be coated?
Minor cracks are routed and filled before coating. Larger structural cracks need evaluation first, since coating over an unstable crack usually lets it reflect back through the finish.
What is efflorescence and why does it matter?
Efflorescence is the white mineral residue left as water moves through concrete and evaporates — a visible sign of moisture that needs to be addressed before coating, not covered over.
Epoxy vs. Polyaspartic
Is epoxy or polyaspartic better?

Which one should I choose for a garage?
Either works well. If you need the garage back in use quickly or it gets a lot of direct sun, polyaspartic has an edge. For most standard garages, epoxy is a solid, budget-friendly choice.

How much does a 20x20 garage floor cost to coat?
A 20x20 (about 400 sq ft, a typical 2-car garage) costs more than a 1-car garage and less than a 3-car garage, with slab condition and coating system affecting the final number as much as size does — see our garage floor coatings page for the details.
Does hot tire pickup happen with garage floor coatings?
It can with lower-grade coatings in a hot, sun-facing garage. Quality epoxy and polyaspartic systems resist it significantly better than a DIY paint kit.
Is a coated garage floor slippery?
A smooth finish can be slippery when wet. A slip-resistant additive in the topcoat is a simple, common way to improve traction for garages.
Outdoor, Pool & Lanai
Can epoxy be used outside on a pool deck or lanai?

Will an outdoor coated surface be slippery when wet?
Slip risk is significantly reduced when a slip-resistant texture is included in the topcoat, which is standard for pool decks and other wet areas.
Maintenance
How do I clean a coated floor?
Regular sweeping and occasional mopping with a pH-neutral cleaner. Harsh acidic cleaners can dull the finish over time.
Does a coated floor need to be resealed?
Most residential coatings don't require regular resealing the way some sealed concrete does, though heavy commercial traffic floors may benefit from a topcoat refresh after many years.
Problems & Repairs
Why do some epoxy floors peel?
Peeling is almost always a preparation issue — inadequate grinding, contamination, or unaddressed moisture prevented a proper bond. It's rarely a defect in the coating material itself.
Can an old, failing coating be fixed instead of replaced?
Sometimes. It depends on why it failed. A full evaluation determines whether the old coating can be removed and recoated or whether other repairs are needed first.
